The recommendation on page one traces to the evidence behind it, so a lender, partner, or city can audit the reasoning line by line.

Most analyses are delivered in about thirty days. Scope depends on the size of the site, the jurisdiction, and how much of the physical and legal work already exists, so we quote a fixed fee after a short call and a look at the parcel. Big firms charge $50,000 and up for this work and serve institutions; we built AIRE for individual landowners and first-time developers, and if you finance the project through us, the LDA fee rolls into your loan.
The parcel address or appraisal district ID, approximate acreage, how you hold it, and what you're trying to decide. A survey, plat, or existing site plan helps but isn't required. Twenty minutes on the phone is enough to scope the work, wherever the land is.
That's what it's built for. The financial section includes a full development budget, pro forma, underwriting specifications, and lender outreach. On several engagements we've carried the work directly into the capital markets on the owner's behalf.
Sometimes. We put our own capital into the same markets and asset classes we advise on, and several of our holdings are structured as joint ventures. If a site fits our thesis we'll say so. If it doesn't, you still get the honest answer on paper.
Nationwide. We are based in Houston, our own portfolio is in Texas, and we have an active development project and Land Development Analysis work in Georgia, with deals being sourced in Florida. An LDA is built from public records, market data, and site work, so a parcel in North Carolina gets the same analysis as one in Harris County. Send us the address.
The full lifecycle, in the order we actually work it: advisory first, then capital formation, then development. Site acquisition, entitlement, joint venture structuring, tax-advantaged financing (LIHTC, NMTC, Opportunity Zones, USDA and HUD programs), public-private coordination, construction management, and stabilization. Most clients start with the analysis and end up needing more than one piece.
Yes. Our leadership has spent much of its career on the public side of the table, including as Director of Community Development & Real Estate for the City of Bryan, Texas. Workforce and affordable housing is where our credentials live: HUD-certified HOME program specialist, NDC economic development finance professional, LEED Green Associate.
