A ten-unit apartment building in northeast Houston, acquired at a basis far below what stabilized product in the same submarket was trading for.
It traded at that basis for a reason. The building needed a full physical repositioning before it could hold market rents, and it had to be executed without leverage that would swallow the spread.
AIRE took the property through a complete rehabilitation and re-tenanting program through a joint-venture entity, funding the work rather than levering it.
The building is held free and clear today, fully repositioned and income-producing, at a valuation that is a multiple of its acquisition basis. Ten households live in a building that was failing when we bought it.

A single-family home in one of the strongest suburban submarkets in the Houston MSA, acquired in early 2023.
The house needed enough work to keep retail buyers away, but not enough to justify a gut. The entire margin lived in scoping the renovation tightly and not over-improving past what the comparables would carry.
AIRE executed a disciplined renovation targeted only at the items that move appraised value, holding scope and schedule to plan.
Delivered and sold at a substantial premium to all-in cost, the strongest per-asset result in the realized portfolio, and a family in a house that had been sitting.

Four vacant infill lots inside Houston, assembled between 2020 and 2023 in neighborhoods other builders had passed over.
Inexpensive land is only inexpensive until you build on it. Each lot had to carry a new home through a period of severe construction-cost inflation, in submarkets with thin new-construction comparables to appraise against.
AIRE built all four through a joint-venture entity on a repeatable plan, controlling vertical cost and staging deliveries across four years rather than all at once.
Four new homes delivered and sold in neighborhoods that had seen almost no new construction in a generation, and the comparables the next round of infill in those blocks now underwrites against.
